A gated lakeside community in northeast Naples

SkySail is a Neal Communities development shaped around one idea: put the water first. Roughly 640 acres of preserve, parks and open space wrap around an unusually large lake system, and the amenity campus, trails, overlooks and fishing areas were all designed to face it.

The community is planned for approximately 1,500 residences in a mix of townhomes, villas and single family homes, so buyers can choose a low maintenance first home in Naples, a right sized villa, or a larger lakefront single family plan without leaving the neighborhood. SkySail sits along the Oil Well Road and Immokalee Road corridor, one of the fastest growing parts of Collier County.

Villa Series: is the Sandcastle 2 still available?

Neal has published a SkySail Villa Series plan called the Sandcastle 2 (3 bedrooms, 2 baths, 2 car garage, 1 story, 1,848 sq. ft.). It was listed at $367,990 at the time of our research, but it is not currently shown among the five main collections, so availability may be limited or closed out. Ask Magaly to confirm before you plan a visit around it.

A resort campus built on the water

The SkySail amenity campus brings the Lakehouse, wellness center, pools and courts together on one lakefront site, with trails and overlooks connecting it back to the neighborhoods.

The Lakehouse

Approximately 4,237 sq. ft. under air with a gathering hall, catering kitchen, screened veranda, lounge areas, a firepit and lake views.

Wellness and fitness center

Approximately 6,350 sq. ft. under air with a weight room, fitness studio, group fitness room, kids lounge, teen lounge and a WiFi lounge.

Pools and spa

A lagoon style resort swimming pool, a separate lap pool for laps and training, a spa, and poolside lounging and recreation areas.

Pickleball and tennis

Eight pickleball courts and two tennis courts, enough capacity for open play, leagues and organized social events.

Walking and biking trails, an approximately three mile perimeter trail, lake overlooks and three outdoor fitness stations along the way.

Three community event lawns plus an outdoor gaming area with cornhole, ping pong and checker tables for neighborhood gatherings.

A playground for younger families, two dog parks, and parks and open space woven through the community plan.

Amenity features, sizes, hours and phasing come from Neal Communities materials and can change. Earlier master plan materials also referenced a kayak and canoe launch, which should be confirmed with the builder before you count on it. Ask Magaly for the current amenity list.

Water is the reason SkySail feels different from most new communities in Naples. Two ways to buy in SkySail

SkySail is still selling new homes, and it now has an established resale market. Both paths are worth pricing out. The right answer usually depends on your timeline, how much you want to personalize, and what a finished home already includes.

New construction

Buy from Neal Communities

Buy from a current owner

  • Closing timelines are typically much shorter than a new build
  • Homesite premiums are already baked into the price rather than added on top
  • Price is negotiable in a way that builder base pricing usually is not

HOA and CDD

Understanding the ownership costs

This is the part of a Naples purchase that surprises buyers most often. SkySail has both a homeowners association and community development district assessments, and neither one is a single flat number that applies to every home.

The community is governed by the SkySail Village Homeowners Association, Inc., currently managed by RealManage, Southwest Florida Branch. The association maintains common areas and the amenity campus, and it administers community rules.

HOA fees vary by home type and phase. Townhomes, villas and single family homes are not assessed the same way, and different phases can differ again. Any one figure you see quoted online applies to one specific listing at one moment in time. Contact Magaly for the current HOA amount tied to a specific SkySail property.

A Community Development District is a special purpose local government unit used across Florida to finance infrastructure such as roads, drainage, utilities and stormwater systems. The cost is repaid through annual assessments that normally appear on the property tax bill.

SkySail related property lies within Hyde Park Community Development District 1 for at least portions of the development. The district was established in March 2021 and covers approximately 432 acres north of Oil Well Road in unincorporated Collier County.

CDD assessments differ by phase and by product type, so a 33 foot single family homesite, a 60 foot homesite and a villa can each carry a different annual amount. Always verify the assessment for the specific parcel you are considering rather than applying one number to the whole community.

Start with the property itself, not the community average. For any SkySail home you are seriously considering, you want four numbers side by side: the HOA assessment for that product and phase, the CDD assessment on that parcel, the estimated property taxes, and insurance. Together those shape the monthly cost far more than most buyers expect.

SkySail has leasing restrictions typical of a Naples community of this type. Association approval is required before occupancy, there is a limit on the number of leases per calendar year, and a minimum lease term applies. Application documentation is required before move in.

Some of the leasing documents that appear in web searches are older and reference a previous management company, so fees and procedures should be reconfirmed with current management. If you are evaluating a SkySail purchase as an investment, ask for the latest association documents before you write an offer.

Buyer information

What to know before you buy at SkySail

A short, honest guide to the things that decide whether a new construction purchase goes smoothly. None of this is legal advice. It is the practical version of what Magaly walks buyers through.

The advertised starting price is the base price of the plan. Neal discloses that base pricing normally excludes homesite premiums and design options. Your contract price is the base price plus the homesite premium, plus any structural changes, plus the selections you make in the design gallery.

The gap between those two numbers is often the single biggest surprise in a new construction purchase. It is worth building a realistic all in number before you fall in love with a plan.

In a community built around water, the view is the product. Lakefront and preserve homesites carry premiums, and the best ones in each release tend to go quickly. Premiums vary widely by phase, lot width, orientation and what is actually behind the home.

It is worth thinking about resale here too. A premium you pay today for a wide lake view often behaves very differently at resale than a premium for a marginal lot.

Structural choices, things like an extended lanai, a pool prep, or a modified layout, usually have to be decided early and cannot be added later. Cosmetic selections have more flexibility and can sometimes be done more affordably after closing.

Knowing which is which before your design appointment is the difference between spending on what matters and spending on what a showroom makes look urgent.

Builder incentives at SkySail change from month to month and are often tied to specific inventory homes or to using the builder preferred lender. They may show up as closing cost assistance, a rate buydown, included options, or a price adjustment on a completed home.

Incentives are worth real money, but they are not guaranteed, and they are not always the best net outcome. Compare the total cost, not the headline.

A build to order home in Southwest Florida typically spans many months from contract to closing, and the estimate you get at contract is an estimate. Weather, permitting, inspections, trade availability and supply chains all move it.

If your timing is fixed, a quick move in home is usually the safer route. Builder materials also describe customer care service inspections and warranty coverage, including a 10 year structural warranty and a 2 year mechanical warranty. Confirm the current warranty terms in writing at contract.

This one matters. Buyer agent registration procedures are set by the builder and they can change. In many cases the way you are represented is determined by what happens on your very first visit to the sales center.
